click here). Many closing costs are paid to third parties
which we have no control over. You can usually
finance all or most of your closing costs or just
ask us about our no closing costs mortgage.
Typical costs and
fees are as follows :
Loan points - paid to lender to get a lower interest
rate.
Appraisal fee - paid directly to appraiser in
advance of appraisal ($300-$400 for residential)
Underwriting fee & appraisal review - paid to lender
Processing fee - paid to processor ($300 - $600
average)
Legal fees include escrow fee, title search,
attorney fee, title insurance paid to insurance company or
attorney ($1,000 - $1,500 apx depending on value of property
& attorney)
Taxes & insurance, prepaid interest, reserves - paid
to city or town, lender, insurance company.
Broker fee - fee to broker for originating the loan
(1/2 % or negotiable)
Pest inspection, flood certification, survey - paid
to various third parties.
All costs and fees are paid at the closing except
your appraisal, pest inspection (if needed), survey
(if needed) which are paid to the respective third
parties.*
